Save your $33. It won't matter if your rental application is turned in first or last. It won't matter if your income and credit qualifies you for the rental.
Their tenant selection process goes like this:
Everyone who's interested in the rental pays a $33 app fee. You all apply online, then wait to hear back. Regardless if you submitted your app first or second and meet the qualification criteria. If the landlord doesn't pick you, you get a vague email addressed to "Dear Applicants". The email will vaguely state that the owner has chosen to move forward with another tenant. That's it.
Meanwhile, your app was never processed and no references were called. The app fee isn't refunded. The application states that the total app fee is based on the contacts you list on the app. However, if there were no time or out of pocket expenses used to process the application and they contacted no one, the fee must be refunded under California law. They don't even provide you with any itemized receipt showing details on how the $33 was used as required be law.
You're better off using your $33 on lotto tickets and a beer. Especially if they're going to treat your application like a quick pick.
